Luxury Residential Group Represents The Buyer In The Biggest Condo Sale of July

Joshua A. Golden of Luxury Residential Group represents the buyer in the sale of the Penthouse at The Meads on Commonwealth. The final price settled at $5,400,000 and is Boston’s largest condo sale of  July and 6th largest in 2010.  Tracy Campion represented the seller.

After previewing over 50 luxury condos throughout Boston, the buyer fell in love at first site.  The home had everything they were looking for.  I am sure you will agree after seeing all the features and photos:

Luxury Residential Group Sells 20 Brimmer Street

Joshua A. Golden of Luxury Residential Group represented the buyer in the much publicized single family residence located at 20 Brimmer St in Beacon Hill, Boston, MA.  One of the nicest gut renovations of an existing single family home in Boston, 20 Brimmer was initially priced at $8,500,000+.  Unfortunately, while the home was under construction, and before its true beauty could come to fruition, the market turned.  Although the sale will be on public record, we feel it is best to protect all the parties involved and not publicize the final number.
 
We would like to mention a few of the parties involved in the sale:

Peter  and Elizabeth Georgantas (Developer/Seller) – Peter, a local real estate developer, well known for his works on 15+ single family home restorations, and the highly successful Modern building in The South End, was the seller and general contractor on the home at 20 Brimmer.  Peter and his wife Elizabeth, the quintessential professionals and masters of detail spared no expenses.  The smart home has it all: full audio and security automation, radiant heated flooring, central cooling, many green elements including an energy efficient roof, hardwoods throughout, imported marble in the master bathroom, elevator, state of the art kitchen and two deeded parking spaces. The home is flawless to say the least and Peter is responsible for every inch. We applaud them for a job well done. In today’s Boston Herald, in an article titled, “Mass. housing sales up,but Hub condos plunge“, written by Thomas Grillo, Joshua Golden, Founder of Luxury Residential Group, was quoted as saying:

“I have people who want to buy, but they refuse to overpay,” said Joshua A. Golden, a principal at Luxury Residential Group in Boston. “Unless they can get up to 30 percent off the original list price, they’re not budging.”

Joshua’s Take: I did indeed say that we have strong buyers currently looking in the high end Boston condo market.  However, the article implies that, unless sellers negotiate 30% off their prices, my buyers are not making the jump. What I actually said was “In some instances, my buyers are only willing to purchase IF they feel they are getting a great deal, 15-30% off original asking prices”. I used the example of The Bryant Auction, which ended up selling at about 70 cents on the dollar. That said, we are seeing prices drop across the board on luxury condos in Boston.   Whether it be in the form of a motivated seller, significant price drop, or an auction, there are some great deals out there.  You should always hire a good buyer’s agent. Someone who has extensive knowledge of the Boston condo market, as well as strong relationships with cooperating brokers throughout the city. We are paid by the seller and responsible for negotiating, assisting you with the process and looking out for your best interests.
